Your new construction project is complex and expensive. It's a good idea to have a project manager on your side during the pre-construction, construction, and handing-over phases. We will check the contract conditions, we will check the build schedule, and we will check for any hidden costs, we will point out any systems that could be adjusted to cut out any unnecessary costs, we call this VE, value engineering, and we are very good at it because we have been in the construction space for a long time.
The project manager will identify any defects or issues in your property. We will custom formulate an ITP (inspection and testing plan) for all the major systems and elements of the building then furnish you with a daily or weekly report outlining any issues and providing recommendations on how to rectify them. Best of all, we are here to prevent issues from becoming defects so it's a win-win for both the client and the builder
We are very good at monitoring the Gantt chart to identify all the activities along critical timelines, from the footing all the way to the final fitting out. We will keep you informed of any potential delays and how to avoid them. Delays can come from inadequate design detailing leading to confusion within the building teams, change and/or variation works are also the cause of delays (and additional costs). Our project manager has been delivering 36 to 45-storey high-rise apartment buildings so there's virtually nothing in the construction project that can escape his attention. A smooth-running project will be completed on time as scheduled.
We will be the eyes and ears on the job site for you. You can sleep well at night knowing that a construction expert is on-site protecting your investment, helping to keep it safe and well organized, at all times
We can read and interpret drawings and specifications from the architects, and structural and services engineers, and we can spot areas that could have design coordination issues and meet up with the design consultants to resolve quickly before issuing the construction details to the builder
Your building project can take up to 6 months or more than 1 year to complete. Our project management fee is about $1000 to $3000 / month depending on the complexity of the design. Our Engineer will review the design to ensure compliance with the National Construction Code and all the regulated design to Australian Standards (eg: ventilation, condensation, waterproofing, plumbing and drainage). We then carry out regular site inspections to control quality and site safety. We will be your eyes and ears on site to eliminate risks and to give you a peace of mind that all is done properly
